Neighborhood Spotlight
Clarendon,
Arlington, VA
Arlington’s walkability gold standard — a Metro-anchored urban core where restaurants, rooftop bars, and a two-minute train ride into DC replace the need for a car almost entirely.
The Neighborhood
Arlington’s Original Streetcar Suburb, Reinvented
Clarendon started as a streetcar stop in the 1900s, grew into a commercial strip through the mid-century, and by the 1990s had emerged as the anchor of the Rosslyn-Ballston Metro corridor — the county’s deliberate experiment in building dense, walkable neighborhoods around transit rather than around cars.
That bet paid off. Clarendon is now Arlington’s social and commercial center: a compact grid of mid-rise condo towers, historic storefronts, and pedestrian-scale streets built directly around the Clarendon Metro station on the Orange and Silver lines. Housing is overwhelmingly condos and a shrinking pocket of older single-family and rowhouse stock just off the main corridor.
Buyers here are trading square footage for location — a two-minute walk to dozens of restaurants, a five-minute Metro ride to Rosslyn, and easy access to the Pentagon, Crystal City, and downtown DC without ever needing a car.
Dining & Culture
Restaurant Row of Northern Virginia
Clarendon Boulevard and Wilson Boulevard carry one of the highest concentrations of restaurants and bars in the DMV, from long-standing spots like Whitlow’s and Clarendon Grill to rotating openings that keep the scene current every year.
A Trader Joe’s and Whole Foods sit within a half-mile of each other, weekend farmers markets fill the plaza outside the Metro entrance, and rooftop patios along the corridor stay busy well past the commuter rush.
Architecture & Character
Mid-Rise Towers Around a Historic Core
The dominant housing type is the mid- and high-rise condo building, many built during the 1990s–2010s density push along the Metro corridor, with unit sizes ranging from studios to larger two-bedroom penthouses.
A step or two off the main boulevards, a small stock of early-20th-century bungalows and rowhouses survives — increasingly rare and priced at a significant premium over the condo market that surrounds them.
Why Buyers Love It

Everyday Errands on Foot

Fast Airport & Pentagon Access
Reagan National Airport and the Pentagon are both a short, direct Metro ride away — a rarity this close to a walkable urban core.
Nearby Parks
Lyon Village Park, Rocky Run Park, and the Custis Trail give runners and dog owners green space just outside the commercial core.
Condo Variety
Building stock ranges from compact studios to full-amenity high-rises with pools, concierge, and rooftop lounges, at a range of price points.
